Swing Gate Weld Repair After a Wind Storm
The gate had started dragging across the driveway after a spring storm, and the homeowner assumed the whole frame needed replacing. We found the lower hinge bracket had cracked at the weld, which dropped the gate roughly three inches at the latch end. Our technician ground back the failed weld, re-set the gate on blocks to hold true square, and laid a full-penetration weld at both hinge brackets. The gate swings level again and clears the driveway by a half inch, same as the day it was hung.
Dead Gate Motor Replaced on a LiftMaster Slide Gate
This slide gate had been dead for six months, and the previous company quoted a full track and motor replacement at nearly $4,000. Our technician pulled the cover and found the limit switch had been set 12 degrees past travel, which burned out the motor windings. We replaced the LiftMaster operator, re-set both limits, and wired the photo-eye back into the board. Total cost came in under half the other quote, and the gate has cycled reliably for more than a year with the done-right promise behind it.
Sagging Cantilever Gate Roller Replacement
The gate had been getting harder to slide for months, until one morning it locked up completely short of the post. We found both bearing rollers on the rear truck were seized, with one roller worn flat on one side. Rather than oiling worn parts and walking away, we pulled the truck assembly, pressed in new sealed rollers, and adjusted the guide rollers so the gate runs true on the rail. The homeowner said it rolls easier now than it did when it was new.
Ghost Controls Opener Installed on a Ranch Gate
A Fort Worth ranch owner wanted automation on a 16-foot pipe gate that had been manually opened for a decade. We mounted a Ghost Controls dual-gate kit, added a solar panel for off-grid power, and set the auto-close timing at 20 seconds so livestock couldn’t follow a truck through. The installation included photo-eyes on the pasture side and a keypad with a temporary code for the feed delivery driver. Before we left, the owner had a written record of every setting and a photo log of the full install.
Bent Steel Gate Frame Straightened and Re-Welded
A delivery truck clipped this steel driveway gate and pushed the top rail out of square by nearly five inches. The gate still opened, but the pickets were pulling away from the frame. We used a hydraulic ram to push the frame back to true, then welded gusset plates at both top corners and re-tacked every picket that had broken loose. The gate looks factory again, and the repair cost about a third of what a new steel gate would have run.
Mighty Mule Opener Replaced With a BFT on an Entry Gate
The original Mighty Mule unit on this entry gate had been replaced twice by another company in three years, each time with the same undersized motor. We removed the third failed unit and installed a BFT swing arm rated for the gate’s weight and wind exposure. The new arm brackets were drilled and through-bolted, not self-tapped, and we set the torque limits with a gauge so the motor isn’t fighting the gate at full travel. The gate has been running without a service call since the install.
